The work is done with a gutter vacuum, which reaches runs that are awkward to put a ladder to and lifts the debris out rather than pushing it along into the downpipe. On most properties that means we can work without disturbing the people inside or the ground below.

Autumn is when gutters fail. Leaves come down, the outlets clog, and the first heavy rain sends water over the front edge instead of into the pipe. Clearing them before that happens costs less than dealing with what overflowing water does to render, fascia boards and window frames.

We start by looking at the whole run rather than the one spot that is overflowing, because the blockage is rarely where the water is coming out. Once the gutters are clear we flush the outlets and check that water is reaching the drain at the bottom of the downpipe.

Anything we find along the way gets reported to you before we act on it - a bracket that has pulled away from the fascia, a split joint leaking down the wall, a downpipe that has been packed solid for months.

• Staining or green growth on the wall directly below a gutter joint
• Plants or grass visibly growing out of the gutter
• Damp patches appearing inside on an outside wall
• A downpipe that stays silent in heavy rain when it should be running
• Gutters sagging away from the fascia between brackets

Any one of these is worth a look. Several together usually means the gutter has been holding standing water for a while, which is what loosens brackets and rots the boards behind.
